What is Monte Christo Communities?
Monte Christo Communities is a steward of mobile home parks, manufactured home communities, and RV parks located throughout the beautiful countryside and urban areas of the West Coast of the U.S. (California, Oregon, Nevada, Washington). Monte Christo Communities and our partner Casa Park Homes share a vision of helping people live life to the fullest by realizing their dream of homeownership.
How do I schedule a home tour?
Call us at 530-444-4990 to schedule a home tour. You can also call the community in which the home is located and the community leader can assist you in scheduling a tour. Home and community tours are typically scheduled Monday through Friday between 9am-4pm. However, we can accommodate for evening and weekend tours by request and depending on availability.
What is required for a home purchasing application?
Here is an overview of our home buying process, including required documents and steps. In summary, these are the documents and information you’ll need:
- Offer to Purchase form
- Community Tenancy Application
- Proof of income
- A copy/image of your government-issued ID such as a driver’s license, passport, military ID, Matricula Consular Card)
- Pet information (including a photo) if applicable
- Finance Application (if financing through our partner 21st Mortgage)
- Social Security Number or Individual Taxpayer Identification Number (ITIN)
- Earnest Money Deposit (EMD), which is 100% refundable
Do you offer a quick closing process?
Yes, we can close as quickly as 7-30 days.
Do you offer financing for home purchases?
For a quicker close, we’re happy to recommend 21st Mortgage who are familiar with our process and can help it move swiftly and securely. Though, you are welcome to work with another mortgage lender of your choice, or make an all-cash offer. Challenged and no credit applicants are encouraged to apply.
Do you allow for outside financing?
Yes, you are welcome to work with a mortgage lender of your choice.
Once I submit a community tenancy application, how long does it take to be approved?
Our aim is to review your application within 24 hours. Sometimes the application might even be approved within a few hours. The timeline depends on the buyer’s package and if it’s complete with the required documents.
How long does it take to be approved for financing?
We aim to have home buyers approved within 72 hours of submitting all the required documents for financing. If documents are incomplete or not submitted, the approval will be postponed.
Does the home include a warranty?
New homes include a 1-year limited warranty from the dealer.
Are the communities open to all ages, and/or are there 55+ communities?
Most Monte Christo communities welcome all ages, though there are a handful of communities that are open to people 55 and older. Please inquire with your Casa Park sales representative or Monte Christo Communities staff member if the park is 55+ or an all-ages community, or check out the community’s website for more details. Do you have Spanish speaking sales reps (bilingual)?
Yes, we do have staff who are bilingual. Please know that our website can also be translated to Spanish by selecting “Spanish” in the drop down menu in the top right corner.
Are the communities maintained/managed by on site staff?
Monte Christo’s caring staff maintain the community and work to ensure you are happy in your home and that the community is clean, safe, and a friendly environment for all to enjoy. As a community member, you’ll pay a monthly space rent (much like an HOA) to support the maintenance and amenities of the community.
Are utilities included in the community monthly space rent?
Utilities are an additional cost and a responsibility of the homeowner. In the majority of MCC’s communities, homeowners receive their utility bill directly from the utility provider.
What utilities are available for homeowners?
All utilities available for additional cost: electricity, water, sewer, trash, internet, and cable.
Do you allow pets in communities?
Yes, our communities are pet-friendly. When you apply to become a resident of a community, you’ll submit information and a photo of your pet. We do not allow aggressive breeds in our communities.
What is space rent?
As a community member and homeowner, you’ll pay a monthly space rent (much like an HOA) to support the maintenance and amenities of the community. (Space rent is different from paying a monthly rent if you are renting a home. If you are renting a home you do not pay space rent in addition to your monthly rent.)
Do your homes have garages or additional storage space?
Individual homes do not have garages, but where possible, we try to offer carports sheds, designated parking spaces and guest parking.
